We have received some questions about advantage and disadvantage of the payment of the guest to the agency / portal. Therefore, here you our opinion.

Cash is king!

There are agencies or portals, such as Airbnb, Home Company, brokers, etc., as the guest / tenant does not pay to the host ( owner ),but to the agency.

Advantage:

none , except that the host is a bit saves the work at first.

Disadvantages:

1. 1. purely legal makes such an agency or portal so that commercial collection . This may result in that one as the host ( owner ) then no reason to VAT and to the Agency an invoice with VAT. Must create before they forward the money , otherwise the Agency from the entire amount the Ust . pay must and may not charge tax on the other hand . - Absolutely unnecessary!
2. 2. Such a payment is almost a rent guarantee. That sounds great of course for the host, but the dispute in potential is very high. For this purpose there are numerous court decisions, pull the rent guarantees in narrow limits.
3. 3. Agency has financial problems.
   What happens if a guest has paid ahead, but received money from the agency because it has first paid them their own financial obligations? or even in the snow ball back foreign funds and pushes?

Even worse - which in the case of insolvency of the agency? The guest has paid, he has to prove - but the hosts no longer gets his money then?

This is unnecessary dispute potential which poses such a payment in itself.
